Let's face it, your job is hard enough. Between the Federal, State and Local regulations alone, a person could go nuts. Then, add office meetings, on-going education, personal life and the everyday surprises that happen in even clean transactions. With a recipe like that, it's a wonder anybody stays in the business at all! Life as a Realtor can get overwhelming at times. The last thing you need to deal with is a financing challenge.
What about the truly difficult transactions? They come with the territory when you are a Realtor. And they consume an enormous amount of your time. Have you ever spent hours or days solving one title problem? Have you ever had to help a couple sell their property due to a pending divorce? How about a client with a medical disaster? Or a death occurs in a family. This is the day-to-day life of a Realtor.
Most of the Realtors I have met prefer to work with one Loan Officer. He or she is a professional the Realtor has come to know and trust over time. A Realtor's preferred Loan Officer is a part of the team. Both professionals need the other at times. They work together and the count on each other. To some extent, each person's income depends on the other. The Mortgage Search Engine is a tool that you both can use.
This tool was not originally designed for Realtors. I doubt that you will need it very often. When you do though, you might bless the day you found it. There are many excellent Loan Officers in this country. If you have a relationship with one of these professionals you are ahead of the game. But never forget that loan programs change faster than anyone can keep up with. The new program that just came out may be the very program that your client needs. And your preferred Loan Officer may not have heard about it yet! This Engine is the place where the Lenders themselves keep the Loan Officers up to date on the newest and the most specialized loan programs available.
So, the next time a transaction falls apart because of financing, or you have a weekend client with credit challenges, run your scenario through the Mortgage Search Engine and see what turns up. Then let your favorite Loan Officer know about it. Everybody wins. Have you got anything to lose?
